THE DUBAI PERSPECTIVE

Six Reasons.
One Extraordinary City.

A city with possibility at every turn.
Explore what matters most to you.

01

Tax Advantages

A tax-efficient setting for eligible personally held property investments.

Personally held real estate investments generally fall outside UAE corporate tax where the activity is not conducted, or required to be conducted, through a commercial licence. Corporate ownership and licensed business activity can receive different treatment. Transfer fees, applicable VAT and taxes in your country of residence may still apply. Confirm your position with an independent tax adviser.

02

Investment Potential

Opportunities for rental income, capital appreciation and portfolio diversification.

Consider neighbourhood demand, property quality, acquisition costs, service charges, financing and vacancy assumptions. Ready and off-plan properties offer different timelines and risks. Rental income, appreciation and resale liquidity vary; returns are never guaranteed.

03

Global Connectivity

A strategic location connecting Europe, Asia and Africa.

Dubai brings international businesses and internationally mobile residents together. Its aviation and logistics infrastructure supports travel and trade across regions. When choosing a home, consider airport access, everyday journeys and proximity to the places that matter to you.

04

Exceptional Lifestyle

World-class residential communities, hospitality, healthcare and education.

Choose between waterfront districts, established villa communities and walkable urban neighbourhoods. Compare schools, healthcare, leisure and transport around each address. The right community balances your lifestyle priorities with practical everyday needs.

05

Long-Term Vision

Government-led economic development, infrastructure investment and urban planning.

Dubai’s D33 economic agenda and Dubai 2040 Urban Master Plan set out ambitions for economic growth, improved connectivity and quality of life. These are planning objectives, not promises of returns for any property. Evaluate each location and development on its own merits.

06

Long-Term Residency

Eligible property investors may qualify for a 10-year UAE Golden Visa.

DLD’s property-investor route allows eligible owners of qualifying property worth at least AED 2 million to apply for a renewable 10-year residence permit. Ownership, documentation and financing conditions apply, and approval is subject to the competent authorities. Eligibility is not automatic; confirm the current requirements before purchasing.

THE INVESTOR’S PERSPECTIVE

A Considered
Investment.

Start with your goals. Focus on the income, the horizon and the commitments behind each purchase.

01

Rental Income

Look at achievable rents after service charges, management and vacancy. Match the property to its tenants.

02

Long-Term Growth

Consider location, delivered infrastructure and future supply. Values can rise or fall; choose a property that suits your holding period.

03

Purchase Planning

Compare ready and off-plan options, payment commitments and financing. Plan for the full cost of ownership.

Wealth Creation & Investment Returns

Attractive Rental Yields

Dubai offers opportunities for competitive rental income, although comparisons with other markets depend on property type and total costs. Tenant demand and the right community matter as much as the headline rent.

Assess achievable rents against service charges, maintenance, management and vacancy. A property that serves its tenants well can support recurring income; occupancy and rental performance remain market-dependent.

Return on Investment (ROI)

Rental income, potential appreciation and the eventual sale all contribute to overall investment performance. Purchase price, acquisition costs, ongoing expenses and market conditions determine what an investment delivers.

Separate gross rental income from income after expenses. Consider the holding period, resale costs and liquidity alongside rental performance; a promising headline return is not a guaranteed outcome.

Return on Equity (ROE)

Mortgage funding can combine your equity with borrowed capital to acquire a property. Leverage can amplify returns on the capital you commit, but it also amplifies losses and introduces repayment obligations.

Financing terms, interest costs and eligibility depend on the borrower and lender. Debt payments continue during vacancy or falling prices, so capital efficiency should always be considered alongside financial resilience.

Capital Appreciation

As neighbourhoods mature, infrastructure improves and housing demand changes, property values may rise. Long-term ownership can contribute to wealth creation, but prices can also decline.

Look at delivered amenities, supply, construction quality and demand rather than relying on a development announcement alone. Appreciation and resale timing are uncertain; choose an asset you can hold through changing market conditions.

Flexible Off-Plan Payment Plans

Developer payment plans can spread the purchase price across construction milestones, with terms that vary by project. This can make entry more flexible while requiring a clear plan for each payment and completion.

Review the developer, project registration, escrow arrangements, completion obligations and contract. Instalments are commitments, not guaranteed financing; delays, delivery changes and resale restrictions can affect an investment.

Multiple Rental Strategies

Long-term leases, furnished rentals and licensed holiday homes serve different tenants and guests. The appropriate strategy depends on the building, location, permissions and the level of management you want.

Holiday homes require the relevant Dubai Department of Economy and Tourism permit and compliance with applicable rules. Furnishing, utilities, management, seasonality and vacancy can change net income; short stays do not automatically outperform annual leasing.

Dubai’s Investment Advantages

Foreign Freehold Ownership

International buyers can own property in Dubai’s designated freehold areas. This creates opportunities for direct ownership, with rights and transaction requirements tied to the property and its location.

Confirm that the property is in an eligible area and review its title, registration and ownership structure. Freehold eligibility does not remove purchase fees, legal requirements or the need for independent due diligence.

Population Growth & Housing Demand

International migration, employment opportunities and population expansion can support residential demand. Demand differs by community, price point and property type, and new supply can change the balance.

Consider who will live in the property, their budgets and their access to employment and amenities. City-wide growth does not guarantee occupancy or price growth at an individual address.

Infrastructure & Urban Development

Transport networks, new master communities and public infrastructure can influence an address’s appeal. Better access and delivered amenities may support long-term demand as districts evolve.

Distinguish completed infrastructure from proposals and assess everyday accessibility today. Project timing, construction disruption and competing supply all matter; a future connection is not a promise of appreciation.

Diverse Investment Opportunities

Dubai offers apartments, family townhouses, premium villas, waterfront homes and branded residences. Different property types serve different budgets, lifestyles and investment horizons.

Compare tenant profiles, running costs, management requirements and resale demand across segments. A premium name or waterfront setting alone does not establish investment quality.

Investment education, without assumed returns. Income, values and borrowing costs can change. Individual circumstances and current requirements apply.
