What property investment is required for the Golden Visa?
+
The Dubai real-estate route requires at least AED 2 million in qualifying property, potentially across more than one asset. GDRFA requires a joint owner’s personal share to reach AED 2 million. Accepted value, registration and continuing ownership must be confirmed.
Have the two-year investor visa rules changed?
+
DLD’s published Taskeen service now states no minimum property value for individual ownership. For joint ownership it specifies a personal share of at least AED 400,000. These are application criteria, not an automatic grant; the title and applicant documents still require approval.
How does joint ownership affect eligibility?
+
Each route has its own conditions. Taskeen publishes a minimum AED 400,000 personal share; GDRFA’s Golden Visa guidance specifies AED 2 million per qualifying share. DLD’s retirement route allows husband and wife to share a property with an attested marriage certificate. Confirm how the authority will recognise your share.
Can a mortgaged property qualify?
+
Potentially. DLD’s Golden Visa description asks for proof of AED 2 million paid and a bank letter; its terms also request the bank’s NOC and paid/balance evidence. GDRFA accepts mortgaged property and ICP describes approved local-bank financing. DLD retirement guidance refers to AED 1 million paid and bank evidence. Because published wording differs, confirm your exact financing arrangement; Taskeen mortgage treatment is not established by this checker.
What about an off-plan property?
+
ICP recognises qualifying off-plan purchases totalling at least AED 2 million from an approved local real-estate company. This does not establish that every project, payment schedule or Dubai application will be accepted. DLD services request ownership documents; confirm registration and the accepted application route before relying on an off-plan purchase. This checker does not establish off-plan eligibility for the two-year or retirement routes.
Who can apply for the five-year retirement route?
+
DLD describes retirees aged 55+ with AED 1 million qualifying property; its detailed terms say over 55. GDRFA and the UAE portal also describe at least 15 years’ prior service and a property-plus-savings option or an alternative income route. GDRFA publishes AED 1 million property plus AED 1 million deposit, or AED 240,000 annual fixed income for Dubai. Confirm the applicable financial, age, insurance and mortgage conditions with the authority.
Can I sponsor my family?
+
Family sponsorship is available to eligible applicants, with route-specific requirements. DLD’s Golden Visa service describes spouse, children and parents sponsorship; health insurance, attested relationship documents and other evidence apply. Other routes have their own dependent conditions and durations. Golden Visa privileges should not be assumed for shorter permits.
What happens at renewal, or if I sell?
+
Renewal depends on continuing to meet the applicable criteria and submitting the current documents. GDRFA describes ownership/lien controls for Golden Visa property investors. Confirm the effect of a sale, refinancing, ownership change or time abroad before taking action; residence is not unconditional permanent residency.
